Air Conditioner Maintenance

“I’m hot, come NOW!”

In case you hadn't noticed, it's hot. It isn't really cooling down at night and it's getting really humid and sticky. I'm starting to get calls that accompany this phenomenon. This email is more like advise for those calling for service. So please pay attention. Don't call for a maintenance when your AC stops working or is under performing. IT IS BROKEN! hoping its just a maintenance is not going to help you. Act like we are a doctor. Tell me and my dispatcher everything. We can send the right guy with a full picture so maybe he can show up with exactly what he needs to get you up and going quickly. We don't exactly like doing maintenance calls in the middle of summer. That goes for all AC companies. I don't mean to offend anyone or say I won't service you (because I will). You need to handle this before the heat. you are taking up a valuable slot for someone who doesn't have air. It puts us in an awkward position between upsetting good customers wanting a maintenance or letting a family with a new born suffer with no air. As much as I would like to [...]

Some things you can do for your AC

These are all items I take care of for you when I do your AC maintenance however they are items you can do as well. Check and/or change your your air filters EVERY month. let your system breath and it will thank you! You will have better energy bills and this will lessen the chance of mold building up. Use about a cup of bleach down the condensation drain to keep it clear of slime. When the slime builds up it clogs the line causing your unit to shut off or leak. This slime can get so bad we have to replace the whole line. Make sure to follow up the bleach after about 30 min with about a quart of hot water. You can wash out your condenser with a hose. DO NOT USE A PRESSURE WASHER!! clean away any vegetation, leaves etc. Hose water should only be used about 2 times a year as minerals from the city water system can build up on the fins. Other wise call me for regular maintenance I will do all of the above and more ensuring: You pay a lower power bill Your system achieves it's maximum life You stay [...]

Variable Speed

Your air conditioning technician, when he visits you, may throw around some terms that are very common to the industry but may be very foreign to you or you may have associated with something else entirely. When variable speed is mentioned by your technician there are two things he could be talking about. 1. Blower motors (the section that moves air inside the house. 2. The pumping action and actual cooling ability of your Air conditioning system Here are two different breakdowns for you. I have split it into "Red Pill" & "Blue Pill". Take the Blue Pill for a superficial explanation or take the Red if you're feeling brave. What variable speed means for the non technical person: A variable speed blower doesn't actually operate on variable speeds other than it slowly ramps up to a preset speed. Your technician can change this speed but he is limited by the size of the system. This Blower will not be slowed down (easily) by restricted duct systems or dirty filters. It's also much more efficient to operate a variable speed blower motor. It has a tendency to even out the air temperature in your house in some [...]

Filters Are The Key To Success

I can come out to your house and maintain your air conditioning and heating system keeping it as efficient and reliable as possible but, "what can I do", is the most common question I get from my customers. "Change your air filters" is what I always tell them. I'm sure you've heard it and maybe you do change your filters regularly. Why? Because I said so? So your air is cleaner? The first thing you have to know is that your air filter is for your system not you. Second is it needs as much air as possible and it should be clean. So installing that $20 1" filter isn't the best thing for your AC. You may as well be installing a dirty filter. It restricts your air flow so you want a filter that catches a lot of dirt and is breathable, white or blue is best. The reasons: Your air conditioner is designed to push a certain amount of air, if it is starved for air then the power consumption goes up and so does the run time. It is a loosing proposition. Your indoor coil is sensitive to debris. It catches what your filter doesn't. When [...]
